What do you look for in a tenant?
We evaluate the overall candidate(s) and we share with
tenants upfront some of the general criteria, here are
some items that we feel are important:
Steady Employment – we want tenants that we feel will not
struggle to pay rent. They must make at least 3 times the
rental amount. If they have a lot of additional debt we
would recommend 4 times the rental amount.
- No Felony convictions
Strong Credit History – we want to see they are responsible
and pay their bills. For candidates with a slightly lower
score that we feel may be on track they would be considered
with a double security deposit.
How much will my property lease for?
The amount can vary by area and size of property. Smaller homes
typically get more per sq. foot than a larger home. Presently,
we are seeing that the rent in most areas are averaging $1.03/sf.
But it depends on several factors, such as, city property is located,
neighborhood, size, and even condition (homes that are updated will
generally lease for a little more). An example of how rental prices
can vary, Lewisville properties are averaging $.98/sq foot while
Flower Mound properties are averaging $1.06/ sq foot. We work to
always maximize your return without having the property sit vacant
for too long.
What if I decide to sell my property, but we are still under contract?
We will allow you to cancel the contract at no charge if you decide to sell the property.
In fact, at times we have other investors looking for properties and may be able to assist
you in selling to those investors.
Will the tenant have my contact information?
No, you are protected from any tenant calls and e-mails, unless you
chose to give them your contact. We will manager all tenant communications
and ensure they follow all the rules of their lease.
How do you market our property for Lease?
The Multiple Listing Service (MLS) is the most effective marketing tool by far.
Once a home goes live in MLS it is syndicated to 1000’s of websites making your
property visible to the world. We work to get maximum exposure. This is why our
properties are rarely vacant.
Should I Allow Pets?
On our personal properties we allow pets but it is a personal decision. You
will reach a wider audience of renters by allowing pets since around 65% of
Americans have pets so to market a home as a "no pets" property, means we're
eliminating over half the pool of qualified renters for your property. In
addition, pet owners less likely to move if pets are allowed. Often a tenant
looking for a home vs an apartment is doing so to have a yard and more space.
If you do allow pets we do make it on a "case by case" basis because certain
breeds are considered aggressive and your insurance may not protect you if there
are an incident with an aggressive breed dog. We do collect a pet fee if an
accepted tenant has a pet.
