What do you look for in a tenant?We evaluate the overall candidate(s) and we share with tenants upfront some of the general criteria, here are some items that we feel are important:
- Steady Employment – we want tenants that we feel will not struggle to pay rent. They must make at least 3 times the rental amount. If they have a lot of additional debt we would recommend 4 times the rental amount.
- No Felony convictions
- Strong Credit History – we want to see they are responsible and pay their bills. For candidates with a slightly lower score that we feel may be on track they would be considered with a double security deposit.
How much will my property lease for?The amount can vary by area and size of property. Smaller homes typically get more per sq. foot than a larger home. Presently, we are seeing that the rent in most areas are averaging $1.03/sf. But it depends on several factors, such as, city property is located, neighborhood, size, and even condition (homes that are updated will generally lease for a little more). An example of how rental prices can vary, Lewisville properties are averaging $.98/sq foot while Flower Mound properties are averaging $1.06/ sq foot. We work to always maximize your return without having the property sit vacant for too long.
