I did not have a pet when I moved in; may I have a pet now?
First, email your Property Manager of your request for a pet. Do not move a pet into the
property without permission. Stealth Property Management will contact the owner and submit your request. If
the owner does allow the pet, an increased security deposit and fee will be required and
a pet addendum must be signed.
When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including
floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets should
be shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris.
If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to
a reasonable height and all beds should be free of weeds. We ask that all damages be repaired
by a licensed contractor that is approved by Stealth Property Management.
Is there an application fee? How much? Where do I turn in an application?
Yes, we require an application fee of $50 per applicant that is 18 or older and the 4 page TAR
application. We check your credit report, criminal background, your rental/eviction history,
and we verify income/employment. The screening process usually takes 48 hours. You can apply
online (go to the tenant tab and click the "apply now" button on our website www.stealthpropertymanagement.com).
Please note, your application fee needs to be paid before we start the screening process.
Are the utilities the responsibility of the tenant?
It depends on how the lease is written, but typically, the tenant pays the utilities. If this is the case,
then we advise that you call all necessary utility companies a week in advance in order to have the utilities
turned on or transferred into your name. A list of local utility vendors will be provided to you upon the
signing of the lease.
Can I paint rooms and possibly make other changes?
As part of the lease agreement, renovations made by a tenant are only permissible with written approval by
SPM. You may, of course, hang paintings of your choice on the wall, provided you repair the holes upon vacating
the unit. This rule against renovation without permission applies to all renovations, including changing your
carpeting or other flooring, installation of built in appliances, etc. Please do not affix a satellite dish or
other antenna to the roof, without acquiring permission first, as you will be charged for any damages to the roofing.
